Arabella on the Prairie recorded 6 closed sales in March 2026, with a median sale price of $321,004, an average sale price of $335,429, and a median sold price of $177.16 per square foot. Ten new listings came to market and six homes went pending during the month. With 14 active listings at March 31 and 70 closings over the preceding 9 months, estimated inventory was 1.8 months. Supply was tight enough that well-presented homes faced little direct competition, and buyers had few alternatives to weigh. Sellers who prepared the home properly were rewarded quickly; buyers needed to be ready to act.

New Construction Activity

New construction accounted for 6 of the 6 closed sales recorded in March 2026. Builder sales averaged $335,429, with a median price of $321,004 and a median sold price of $177.16 per square foot. Across the 3 finished builder homes that were listed for sale rather than sold before completion, the median time on market was 4 days. That 100% share of the month's closings means builder pricing and incentives were setting expectations for the whole neighborhood, and resale listings needed a clear value advantage or features new homes could not easily match.

Days on market for this month was measured before October 2026, when we began counting a home's full time on the market across relistings. It is not measured the same way as the newer months. Every other figure here is unaffected. Last verified Sep 4, 2026.
