What Assessments Support

Architectural Approval
Use Sterling’s association-specific architectural application and design documents for proposed exterior work. Identify Arabella on the Prairie and your section, block, and lot when requesting the correct packet. Retain the written decision with the application and supporting plans.
Everyday Rules Worth Checking
Match the property’s legal description to its declaration, section supplement, and plat before planning a fence, outbuilding, pool, drainage change, or lease. For trash/recycling instructions, use the district’s current notices rather than an HOA assessment statement.

Amenity Access
Beazer’s September 2026 feature sheet lists a community pool/pool house, biergarten, playgrounds, fire pit, dog park, and fitness center. Obtain current registration, access, guest, age, and operating instructions from Sterling; a builder amenity list does not establish use hours or eligibility.
Violations, Fines, and Hearings
Use the policy and rule cited in a violation notice. Send a written response or hearing request to the association’s management channel, retain copies, and document corrected conditions. Read the notice’s deadlines with current Texas law.
Resource: Recorded association contact.
Homeowner Rights Under Texas Law
Texas Property Code Chapter 209 covers records, meetings, elections, hearings, payment plans, and architectural appeals. Chapter 202 protects certain improvements and displays, subject to statutory conditions.
County Records and Recorded Restrictions
